Traditionally, Whitefield has been seen as an outpost of Bangalore, but that image has changed dramatically over the last decade. Today Whitefield is seen as a self-contained microcity by itself. Whitefield by itself is no longer restricted to the core area of EPIP zone and Outer circle areas but has expanded in all directions. On the East it includes Saibaba ashram road, Channasandra, Soukya road, whereas on the North it includes Old Madras road, Budiggere road,Kodigehalli etc., on the west it includes Mahadevpura, Brookfield and on the south it spans to Varthur , Gunjur and Belegere road.
This has been largely driven by the rapid boom in commercial development with almost every IT/ITES company having its offices there. This was followed by significant improvement in the infrastructure. The Metro connectivity till Kadugodi is truly set to transform how people commute in this area and might be the solution to the infamous traffic snarls of Whitefield.
The social infrastructure has also seen a dramatic change with the large number of schools, hospitals and malls mushrooming. Prominent malls like Phoenix market city, Nexus malls see massive footfalls every weekend and have some of the best brands housed in them. There are more than 25 schools in Whitfield and its suburbs with some of the most prominent ones being Brigade school, Vibgyor, Narayana, Whitefield global and Chrysalis high. and the connectivity to the school district of Bangalore on the Varthur Sarjapur belt is set to improve with the proposed flyover a Varthur. This will drastically reduce the travel time to International schools such as Oakridge, Greenwood etc. Whitefield currently has several hospitals with the most prominent ones being Manipal, Cloud nine, Astar whitefield , RxDx health care, Vydehi, etc
All of the above mentioned improvements has led to massive residential development in the form of integrated townships, mixed use developments, and several large scale residential projects catering to mid, upper mid and luxury segments of society. Fringes of Whiteifeld like Soukya road, Budigere road are seeing supply of Affordable housing with projects like Sowparnika columns, Sowparnika Ashiyana, Provident capella, Sriram Blu, Sriram wytfield, Pashmina Brookwoods etc.
Real estate has always been cyclic, and demand supply plays a cat and mouse game. Post Covid whitefield saw a massive demand surge in Whitefield with most of the supply being lapped up, specially the larger units which were closer to completion. While Developers were uncertain of how the economy would pan out post COVID and did not aggressively acquire new properties for development, this caused a further gap in the supply demand situation. This has caused a surge in the pricing for projects which are already in the market and also demand for projects which were in the peripherals of Whitefield. Builders saw record sales on a monthly basis and have now started building the supply again to plug the vacuum. This should ideally have a rationalisation of pricing effect in the mid term once all the supply hits the market.
