We recently visited a very interesting plotted development project, Rewild at Doddaballapura. Its an ambitious project with some genuinely appealing features, great promoters and a potentially positive future. I'm sure it will appeal to a certain set of property investors / second home buyers.

The Location

Well, let's start with the location. Its located around 18 kms the nearest town, Doddballapur. The drive there takes about 1.5 hours ( 60 kms from MG Road) — long enough to question if it’s ideal for frequent weekend escapes. The last 10-12 kilometers takes you off the main road on a two-lane stretch, mostly smooth but with a few rough patches. Yet, upon arrival, the remoteness starts to feel like an advantage, especially in monsoon or winter when the setting transforms, giving off a hill-station vibe. Slopes, distant lake views, and a natural stream running through the landscape make it a compelling retreat from city life.

This project is backed by Nikhil Kamath,and is being developed by Adarsh Narhari and Abhilash Narhari, who are well known for their senior living business called Primus.

What makes it special

Rewild is being pitched as more than just a plotted development. Spanning 54 acres, Rewild mixes varied terrain to create unique spaces, including flatlands at the top, a steep slope in the middle, and gentle inclines at the front. From higher points, the views are impressive, with Makalidurga Hill and Gundamagere Lake in the distance, and even the occasional peacock or rabbit sighting — an exciting touch if you’re looking for that “in-nature” feel.

One unique feature is the stream flowing through the property, maintained by a check dam for rainwater collection. It’s an eco-friendly detail that adds to the appeal, though realistically, seasonal flow could vary.

Rewild Doddaballapura offers residentially converted plots ranging from 5,000 to 15,000 sq.ft, with most plots around 60 x 100 Feet. Financing is pre-approved with HDFC and ICICI, and pricing is dynamic, set between ₹2,800 and ₹3,600 psft, adjusted by location-specific PLCs.

The project’s design and master planning have been handled by PurpleINK Studios and Sponge Collaborative, focusing on integrating terrain and water features. Seven ponds are distributed across the site, with 50% of inventory already sold, the project seems to have found its cohort of customers.

Rewild’s infrastructure includes essential utilities like water, sanitation, and electricity connections, as well as 40-foot-wide paver block roads. The project also provides a 15-year property management service, which could appeal to buyers seeking a more managed investment. Typical buyers here include individuals in the 40-50 age range, such as founders, CXOs, and professionals interested in residential options with structured infrastructure near Bangalore.

Rewild’s story seems to be a mix of eco-friendliness, reputable backers, and a more curated experience — and is clearly aimed at buyers who value lifestyle over sheer returns. Also, Rewild offers more of a community feel, with a 16,000-sq.ft clubhouse on 2 acres, a pool, restaurant, and six cottages for overnight stays during construction. This makes it convenient for occasional visits. Its also packed to the gills with outdoor amenities such as open air gyms, gazebos, play areas & parks.

What are the alternatives?

For comparison, nearby options include Avilion Farms, located about 19 Kms away, where a 33,000-square-foot farm plot with a 1,500-2,000 square foot built-up area is priced at approximately ₹4.71 crore, or ₹1,200-₹1,500 per square foot.

Other local vineyard farm plots are similarly priced at ₹1,200-₹1,500 per square foot, which may attract buyers looking for larger plots at a lower per-square-foot rate, though without the residential infrastructure that Rewild offers.

Of course, Nandi Hills is another option if you’re interested in North Bangalore. There, prices range from ₹2,000 to ₹7,500 per square foot, depending on the developer. Nandi Hills offers more social infrastructure but can feel crowded, with Airbnbs and a busy tourist vibe — which may not align with the quiet retreat that Rewild offers.
